How a VA-backed home loan works

The Department of Veterans Affairs does not usually lend the purchase money directly. Instead, an approved private lender makes the mortgage and the VA guarantees part of the loan. That guaranty can support favorable terms for eligible borrowers.

A Certificate of Eligibility confirms that the service requirement has been met, but it is not the same as mortgage approval. The lender still evaluates credit, income, debts, assets, property details, and other underwriting requirements.

According to the VA, a VA-backed purchase loan may offer no down payment when the sales price does not exceed the appraised value, no monthly private mortgage insurance, limits on certain closing costs, and no prepayment penalty. Individual eligibility and lender requirements still apply.

A VA appraisal considers value and minimum property requirements; it is not a substitute for a buyer’s independent home inspection. The borrower must also intend to occupy the home as a primary residence within the required timeframe.

Confirm eligibility and entitlement, gather financial documents, obtain a pre-approval, work with professionals familiar with VA transactions, write a contract with an appropriate financing plan, complete appraisal and underwriting, and review final documents before closing.
